For £149 on LettingaProperty.com, you can get their Find a Tenant Package for 2 months. This includes tenant referencing and property listings on major portals including Rightmove, Zoopla, and OnTheMarket.
Lettingaproperty.com also offers three distinct packages – basic, essential, and complete. For £39, landlords get tenancy set up, rent management, and LetsProtect cover. You don’t pay anything unless you let your property. The essential plan offers all the same features as the basic plan plus deposit disputes and six months of rent protection. The complete plan is the most expensive at £99 per month and offers all the above-mentioned services plus guaranteed rent and emergency maintenance.
Howsy offers property management services for £89 per month in London and £59 outside of London. Calculated over two months, these prices are comparable to Lettingaproperty.com, however, Howsy also charges an additional £149 to find and screen potential tenants. This is a service that many other companies, including Lettingaproperty.com, offer for a flat fee, which is a common complaint of many landlords.

For 4% more per month, you can upgrade to The Online Letting Agents’ part-managed package which provides these same tenant-find services plus contract e-signing, rent checks, rent collection, deposit lodging, bespoke contracts, free advertising, notice serving, inventory checks, and certificate renewals. For another 6% per month, landlords receive fully-managed services including all of these amenities and maintenance coordination.
The Online Letting Agents also have services for commercial property owners starting at £140 for 3 months plus vat fees or £240 for 6 months plus vat fees. As of this writing, Howsy doesn’t offer landlord services for commercial properties. Both agencies have tenant search features for renters looking to let a property in the UK.

In terms of guaranteed rent, if a tenant refuses to pay within 5 business days, Howsy will pay you the full rental amount.
Howsy will continue to reimburse you for up to 6 months, with the first 3 months being 100% of the rent and the second 3 months being 50%. During this time, Howsy will handle the eviction process and associated costs (up to £50,000 in legal fees). Rent reimbursement is capped at £3,000 per month.

We tried calling Howsy to ask a few simple questions and were first put on hold for over 10 minutes. Once we finally got an agent on the phone, instead of simply answering my questions and providing us with the information we needed, they became extremely aggressive and pushy. The sales team tried pressuring us into registering at that very moment, even after we repeatedly told them we weren’t ready to commit to anything and just wanted some information and pricing.
After we finally got off the phone, we sent an email instead. While we did get an immediate response which we were happy about, it didn’t answer any of the questions we had. We asked for specific details about fully-managed services and got a generic response back that was clearly written using a template. It showed all of their fees and services without a specific focus on full management, which is what we asked for. Overall, correspondence with Howsy’s agents and customer service team was slightly frustrating and a waste of time.

Some of Howsy’s competitors, including Lettingaproperty.com, offer tenant find services at a discounted rate. This is a must for landlords looking for low-cost, hands-on services but who don’t want, need, or can’t afford fully-managed services.
Howsy’s current phone line system leaves a lot to be desired as well. Not only are the hold times extremely long, but once you finally get a representative on the phone, many customers claim they’re unprofessional, pushy, and overbearing. Even simple questions and inquiries are met with a barrage of sales pitches and pressure to sign-up or register. With an improved phone system, customers would feel heard, respected, and not pressured to make a decision.
As simple as the website is to navigate, it’s slightly outdated. The “fully managed” page still lists Calum Brannan as a team member, even though he’s no longer part of the Howsy family. As a landlord, it’s important to know who you’re dealing with at all times, including their experience level and reputation.
